Cancellation Policy
The booking may be canceled by the tenant at any time, as long as the cancellation is sent to us in writing.
The following deadlines and charges apply to all cancellations, once a confirmation has been sent and the down payment deposit has been made:
Cancellations within three days of confirmation date: $100.00 (plus tax) administrative fee.
Cancellations more than 30 days prior to arrival: 25% of the total payment, which is equal to the down payment deposit is forfeited.
Cancellations of 30 days or less prior to arrival or no-show: 100% of the rental amount is forfeited. Refunds will be given for those cancellations, where we are able to re-book exact days at the same price or higher. Otherwise, the difference between the canceled booking and the replacement booking will be refunded. An administrative fee of $150 applies, which is deducted from any potential refund.
Purchasing travel insurance is strongly recommended to protect the traveler against the cost of cancellations due to family illness, loss of a job, death in the family, and named storms.
Deposit Policy
Guest will pay 25% of the total price of the accommodation, fees, and services incl. taxes after reservation to confirm and secure the booking. The remaining balance is charged automatically 30 days before arrival to the credit card on file. If the remaining balance is paid by check, in addition to rent, the tenant shall pay a late charge in the amount of $200 for payments made 3 days after the rent is due.
We will never ask you to wire funds to us as a deposit. Please contact us if you are unsure.

The Sarasota home that we rented was newly renovated, very comfortable and welcoming. We especially enjoyed that there is a cozy living room with a tv to watch as well as another family room to read or play board games. The bedrooms had very comfortable beds and linens. The kitchen has new appliances including a Keurig and is well equipped for cooking or grilling outside. This home is nestled in a neighborhood that is great for walking, a wagon is in the garage for children and plenty of sand toys and towels for the beach! Stefan was very attentive to any questions we had and responded immediately.

This home had recently been rehabbed and was nicely finished, contemporary, very clean and comfortable, had every amenity you could ask for - we only had to bring our groceries and we were good to go. Enjoyed having both living room and family room plus an outdoor deck for living space. Our bed was quite comfortable, a large walk-in closet in the master was welcome and provided lots of storage space to keep everything put away and not under foot.
The home is only a few minutes from Siesta Key, Tamiani Trail and has direct and easy access to Interstate 75 just a few miles away. It was easy to get anywhere in town from this central location. An excellent experience overall.
