There is enough seating space for every guest. The family room offers additional space and seating if you would like to get some private time. The dining area conveniently connects to the kitchen as well as the main living area so you are always close to the main areas of the house.
The kitchen has everything you need to prepare all your meals if you don't want to take advantage of the great selection of available restaurants in the area. Relax in your private and screened pool area and take a splash in the pool to refresh and unwind after a day at the beach. Take a refreshing splash in the pool. Enjoy beautiful pond views and observe Florida wildlife right from the comfort of the pool area. The spacious covered patio with a dining area allows alfresco dining and provides extra cover/shade for you and your family. The secondary bathroom also conveniently accesses the pool area.
The master suite with a comfortable King size setup offers a spacious walk-in closet and an ensuite bathroom with a large walk-in shower and a double sink vanity. Access your private pool area from the master suite through the sliding doors. The second bedroom has a twin bed setting, granting access to the pool area through sliding doors. The third bedroom also has a twin bed set up. All bedrooms have blinds to close for a good night's sleep and offer spacious closets with enough storage for all your luggage and clothing items. The indoor laundry room has a washer and dryer for your private use.
Dogs are welcome up to a maximum weight of 25lbs. There is an additional pet fee. Please inquire if you are unsure. No dangerous breeds. Sorry, no cats.
The home is close to shopping, and restaurants and is only 15 Minutes from Downtown Sarasota. If you want to be active, take advantage of the close proximity of the famous Nathan Benderson Park with its world-class rowing facilities and miles of walkways and bike tracks. It is online 1.7 Miles from the house! Its convenient location makes it the perfect place to explore the greater Sarasota area. Enjoy the community amenities with your family: visit the playground or play a round of Volleyball, everything right within the community of your vacation home.
Pool heating IS available at this property at no additional cost through solar panels on the roof of the home. The water temperature from the solar panels is subject to the ambient temperature and the intensity of the sun. The temperature is usually 10-12 degrees above the temperature of the Gulf of Mexico. The driveway offers parking for a maximum of 2 cars. The garage is not available to guests.

Cancellation Policy
The booking may be canceled by the tenant at any time, as long as the cancellation is sent to us in writing.
The following deadlines and charges apply to all cancellations, once a confirmation has been sent and the down payment deposit has been made:
Cancellations within three days of confirmation date: $100.00 (plus tax) administrative fee.
Cancellations more than 30 days prior to arrival: 25% of the total payment, which is equal to the down payment deposit is forfeited.
Cancellations of 30 days or less prior to arrival or no-show: 100% of the rental amount is forfeited. Refunds will be given for those cancellations, where we are able to re-book exact days at the same price or higher. Otherwise, the difference between the canceled booking and the replacement booking will be refunded. An administrative fee of $150 applies, which is deducted from any potential refund.
Purchasing travel insurance is strongly recommended to protect the traveler against the cost of cancellations due to family illness, loss of a job, death in the family, and named storms.
Deposit Policy
Guest will pay 25% of the total price of the accommodation, fees, and services incl. taxes after reservation to confirm and secure the booking. The remaining balance is charged automatically 30 days before arrival to the credit card on file. If the remaining balance is paid by check, in addition to rent, the tenant shall pay a late charge in the amount of $200 for payments made 3 days after the rent is due.
We will never ask you to wire funds to us as a deposit. Please contact us if you are unsure.
