Pool and spa heating is available at an additional cost upon request.

Cancellation Policy
The booking may be canceled by the tenant at any time, as long as the cancellation is sent to us in writing.
The following deadlines and charges apply to all cancellations, once a confirmation has been sent and the down payment deposit has been made:
Cancellations within three days of confirmation date: $100.00 (plus tax) administrative fee.
Cancellations more than 30 days prior to arrival: 25% of the total payment, which is equal to the down payment deposit is forfeited.
Cancellations of 30 days or less prior to arrival or no-show: 100% of the rental amount is forfeited. Refunds will be given for those cancellations, where we are able to re-book exact days at the same price or higher. Otherwise, the difference between the canceled booking and the replacement booking will be refunded. An administrative fee of $150 applies, which is deducted from any potential refund.
Purchasing travel insurance is strongly recommended to protect the traveler against the cost of cancellations due to family illness, loss of a job, death in the family, and named storms.
Deposit Policy
Guest will pay 25% of the total price of the accommodation, fees, and services incl. taxes after reservation to confirm and secure the booking. The remaining balance is charged automatically 30 days before arrival to the credit card on file. If the remaining balance is paid by check, in addition to rent, the tenant shall pay a late charge in the amount of $200 for payments made 3 days after the rent is due.
We will never ask you to wire funds to us as a deposit. Please contact us if you are unsure.

CONS: We loved having a pool, but we think our child got pink eye from it. His eye was pussy and it cleared up two days later we swam again and it came back. The window in the living room was moldy looking in between the glass panes. The sheets in the master room looked stained upon arrival. Was not provided with enough dish soap or clean sponge. The sponges under the sink looked like they had just been washed in washer.
PROS: we enjoyed swimming in the pool when we could. Provided plenty of towels. Many great restaurants around and trampoline park. Reasonable distance from many fun things in the area.

Very nice house. With a very good size pool and comes with a lot of toys and pool accessories. Not far from Anna Maria Island and there beaches. Very welcoming and nice. For sure would come back and stay there again. Not far from some good restaurants (Mexican, sea food, fast food, etc).

I had my 12, 7 and 3 year old with me. The house had everything we needed and then some. Pool was so inviting and always gave the kids something to do. Neighborhood was nice and only about 20 minutes from the beach! Would stay again!
"Great house for a family of 5"
This was a great house. Had everything we needed for a great FL vacation. Beach toys, chairs, umbrella and pool toys left in the garage for use. Also, property management company was great. Easy check in and out and lots of great info emails leading up to stay. Best part was 48 hours before arrival an email was sent that summarized everything in one place. I’ve never used a company that did this. Didn’t have to dig through my inbox to find all old emails for info.

My family and I used Gulfcoast Holiday Homes for a vacation in Bradenton. The Villa Coquina was perfect for our family of 5! The location was quiet; the house had a great family room area for all of us to be together when we weren't out enjoying the sights and sounds of the area. The pool and lanai were a nice size for a home. We will definitely use Gulfcoast Holiday Homes again as the folks were fantastic and even go back to the same house if it is still in their portfolio of rental homes.
"Villa Coquina"
Just got back from our 1st family vacation in Bradenton Florida! We loved every minute of it while staying in "Villa Coquina". Enough space for everyone, had everything we need, kitchen supplies, beach rafts, umbrellas, etc. The pool and spa in the back was also nice to cool off after a hot day. Stefan and the rental staff were more than accommodating and replied VERY QUICKLY to everything that we needed!
We will definitely be using them again in our next vacation! 🙂

We had a wonderful time at this property, nicely decorated house with heated pool has saved our vacation due to a rainy weather. Children loved it and so did we.
